Regeneration of Central Kenilworth

“Currently the hub of a significant urban renewal effort, Main Road, Kenilworth is definitely under the spotlight and receiving serious interest from property investors,” says Mike Greeff, CEO of Greeff Properties, an exclusive Affiliate Of Christie’s International Real Estate. Greeff, himself an investor in the neighbourhood, with Greeff’s flagship head office situated at 262 Main Road Kenilworth, now has a sole mandate to market the newest release in the area, The Curragh, Kenilworth, comprising luxury sectional title residential apartments. “The Curragh is designed to fulfill agrowing demand for investment type properties in the Southern Suburbs,” says Greeff. “Close to public transport – Kenilworth Station and Kenilworth Main Road, this location offers a convenient and secure lock-up-and-go lifestyle with easy access to the shops and restaurants on Kenilworth Main Road. There are also more restaurants shops and businesses planned for the area, one example of which is a large new commercial development corner Summerley and Main Roads, which is offering a massive injection of renewed energy and investor confidence into the area,” says Greeff. “The businesses planning to occupy newly available space in Kenilworth will undoubtedly be generating jobs and The Curragh provides much needed, convenient residential accommodation,” adds Greeff. “It’s also a matter of blocks away from the buzz of Claremont CBD with its boutiques, restaurants, Virgin Active gym, night life venues and Cavendish Square, while the Newlands Cricket and Rugby Stadiums, plus the Jammie Shuttle Route are easily accessible,” says Greeff.

The Curragh, Kenilworth comprises 14, contemporary, Sectional Title two-bedroom apartments – six two-bedroom one-bathroom units (73m²), six two-bedroom, two-bathroom units (101m²) and two two-bedroom penthouses, with two-bathrooms, plus guest toilet units (124m²). Apartments are generally north and west facing. “The kitchens are to be fully fitted including hob, oven and extractor and are open plan into dining and living room areas, and buyers may choose from a selection of top-end finishes,” says developer Pete Jordan of Property Development Projects.

“The Curragh is designed by architects Otten & Partners for spacious living, and all apartments boast balconies with impressive views,” adds Jordan.
“We’re really optimistic about this development, as it ticks all the right boxes; the location is ideal, the security measures are thorough – CCTV coverage; secured access control with electric fencing, two secure parkings per unit, the finishes are luxurious and the prices are affordable,” says Greeff.  Apartments at the Curragh are priced from R2.1 million. Additionally, the building boasts central satellite TV antenna, a high-speed Internet connection and environmentally compliant products.

Units are now selling off plan.  10% Deposit – Balance on Transfer. “This is an ideal opportunity to for investors to get in at ground level as there is no transfer duty and purchases in these cases have been shown, historically to offer good returns given the appetite for lock-up and go units with rental potential in a market where the current demand for rentals exceeds supply,” says Greeff. “The rentals likely to be achieved for apartments in the Curragh range from R14 000 per month,” says Glenda Taylor, Principal of Greeff Rentals.

Construction on The Curragh, Kenilworth is set to commence in July 2015.

Completion is envisaged in July 2016.
