Out of the 30 available plots with homes in the luxury Constantia Winelands gated estate of Nieuwe Steenberg, 20 have now been sold. “The confidence shown by investors in Nieuwe Steenberg has been so heartening that the developer has announced six more homes are to be built on spec,” says Mike Greeff, CEO of Greeff Properties, an exclusive Affiliate of Christie’s International Real Estate. Greeff Properties has sold 18 of the 20 units sold to date.
Classic meets contemporary
Simon Waner of developers, Warner Projects, reports that construction of the new units has already commenced with the hope that the first few homes of this new phase will be complete by December 2015, and the remainder by February 2016. Ranging in price from R8.9 million to R10 million including VAT (with no transfer duty), the triple-storey homes are to be built in the contemporary Cape Vernacular style, something that defines Nieuwe Steenberg. “Each free-standing home boasts a spacious, open-plan ground floor area with an impressive fitted modern kitchen, scullery, dining area, guest cloakroom and lounge. Abundant natural light is found throughout the homes, thanks to the thoughtful use of windows, high ceilings and glass doors which lead to an extended patio and a good-sized lawned garden with space for a pool,” says Greeff, whose company has a mandate to sell the homes in Nieuwe Steenberg.
He adds that the basement level offers a wine cellar cum cinema room and three-car garage, as well as an additional guest cloakroom.
“Upstairs, three en-suite bedrooms each with balconies enjoy a variety of mountain and vineyard views to the north, east and west. The main bedroom in some units features a walk-in dressing room,” says Greeff.
Home values rise
“Since the launch of Nieuwe Steenberg in November 2011, home values have risen significantly – units which sold at prices ranging from R4.5 million to R5 million are now being offered for resale at R7.995 million,” adds Greeff. He says that rental demand in the estate is also high, with monthly rentals starting at R40 000 for a three-bedroom, en-suite unit.
“The location of Nieuwe Steenberg ticks a lot of boxes, with the estate’s position as neighbour to Steenberg Golf Estate allowing Nieuwe Steenberg residents the option of popping into either Bistro 1682 or Catharina’s (the estate’s fine dining venues). Residents are also provided with the opportunity to apply for golf club membership at Steenberg’s exclusive golf club, or enjoy the convenience of a round at either Westlake or Clovelly golf clubs, both of which are close by,” says Greeff.
According to Greeff, being located across the road from Reddam House School is also a draw card for families with kids at the school. “The secure environment also means that children are free to roam the estate and ride their bikes in safety,” he adds. Nieuwe Steenberg is also just a 10 to 20 minute drive to the False Bay beaches of Muizenberg, St James and Kalk Bay, while Virgin Active Westlake is a two-minute drive or quick jog away.
