New security estate forms part of bold plans for Sunnydale Municipal Area

Positive plans are afoot in De Oude Weg, which falls under the greater Sunnydale municipal area. Improvements will include road widening, the implementation of additional traffic lights and a brand new taxi rank, with the added hope that by 2017, the MyCiti bus will be operating along Kommetjie Road. It’s envisaged that these will alleviate current traffic congestion and provide convenient and easily accessible public transport. “A large contingent of residents from Kommetjie, Capri, Ocean View and Sun Valley drive to Fish Hoek Monday to Friday, park there and catch the train, so well-coordinated new public transport is immensely welcome,” says Mike Greeff, CEO of Greeff Properties, an exclusive affiliate of Christie’s International Real Estate.

Cape Canalis

Greeff Properties has a sole mandate to market Cape Canalis, a new gated security estate, to be developed on a 5.6-hectare section of land in the De Oude Weg area. “Plans for the development have been welcomed by the local rate payers association, who view the project as a positive and uplifting addition to the area,” says Greeff. “The Cape Canalis development will feature individual erven ranging in size from 440m2 to 480m2, while Cape vernacular architectural references will define the homes, which are to be designed and orientated to maximise on a feel of space, with an abundance of natural light, easy flow and contemporary finishes. Features will include: exposed trusses, open-plan living spaces and tiled entertainment patios with the option of built-in braais. The bedrooms will house fitted cupboards and the kitchens will boast granite countertops and gas hobs. Solar geysers and energy saving lighting are to be standard,” says developer Andrew Lottering of DNL Properties. Cape Canalis is a joint venture between Hillside Capri Properties cc (the land owners), represented by Demetri Zitianellis, and DNL Properties. DNL are responsible for the development, construction and delivery.

The homes and land

Designed by Architect Mike Wolters, the two and three-bedroom homes are to be offered on a plot-and-plan basis, with options of single and double-storey configurations. The latter will have view balconies, with single or double garaging being optional.

An abundant 8500m2 of public space within the estate will feature indigenous landscaping, as well as water retention areas. In more recent times, this land was home to a poultry farm, further enhancing the fertility of the soil, and the developers envisage that this will be a paradise for avid gardeners among others.
“55 Freehold opportunities will be made available initially, with a further nine on offer in the second phase,” says Greeff.

Safe and secure living

“Priced from as little as R1.485 million (VAT inclusive) with 10 percent deposit upfront and no transfer duty, Cape Canalis offers accessible opportunities to first-time home buyers, young families, young professionals and possibly retired couples looking to scale down,” says Greeff, adding that the development will provide residents with a safe and secure lifestyle within a community. “There is nowhere else in the Southern Peninsula currently offering this kind of value in a secure gated estate,” he adds.

A great investment

“Given all the plans to improve roads, transport, retail facilities and other amenities, as well as the significant existing investment in fine homes in Capri and Kommetjie, an investment in Cape Canalis is bound to offer a good return either as a rental option or a resale”, says Greeff. “History has shown that when buying into a development off plan, prices tend to escalate as soon as demand for properties increases, even before construction is complete, and the absence of transfer duty when buying off plan is obviously an added benefit. With the current shortage of stock, and unprecedented buyer demand, particularly in the Southern Peninsula, Cape Canalis is an offering that amply fills a gap”, he explains, adding that sales have already begun at Cape Canalis and Civils are envisaged to commence in the first quarter of 2016.

Prime positioning

“The magnificent valley setting with mountain views is also perfectly located in terms of pristine beaches,” adds Greeff. Long Beach is only five minutes away and the beaches of Fish Hoek and Glencairn are no more than a ten minute drive. “Cape Canalis is also well placed for shopping facilities, with Long Beach Mall and Harry Goeman’s Gardening Centre a stone’s throw away, as well as a new medical centre behind Long Beach Mall plus False Bay Hospital just 5.6 kilometres down the drag,” he says. There are also numerous easily accessible schools within the area: Fish Hoek and Sun Valley, Silvermine Academy, Imhoff Waldorf and ReddamHouse in Tokai.
