Greyton - Property's Rising Star in the Western Cape

Smart property investors target Greyton for luxury, lifestyle, and value.

The quaint and picturesque Overberg town of Greyton, about an hour's drive from Cape Town, has emerged as one of the most popular options for property buyers looking for a great investment and an enviable lifestyle.

Mike Greeff, CEO of Greeff Christie's International Real Estate, says Greyton is conveniently located, properties are well-priced, and the relaxed rural lifestyle, scenic beauty, as well as a good variety of restaurants and many outdoor activities, make it a magnet for high-net-worth people looking for a property in the countryside.

"The Western Cape's luxury property market is big business," he says. According to research firm Lightstone, 354 homes were sold during 2024 above the $1,000,000 price point, 290 situated in the Western Cape. "That's a significant amount of high-end activity," says Greeff.

"The Atlantic Seaboard remains the hub of luxury in the Western Cape, but a substantial number of top properties were sold outside Cape Town, signaling a growing demand for country living."

"European buyers, used to a high-density lifestyle, are drawn to Greyton's serene rural environment. Local buyers, too, value the comfort, style, and convenience of a country getaway, and anyone using tech tools is able to plug into their offices from wherever they happen to be."

As luxury and lifestyle property buyers seek out destinations that offer a change from city life, smaller country towns are becoming increasingly attractive and accessible to them.

Says Monique Hess, of Greeff Christie's Greyton: "The Mediterranean climate and variety of outdoor offerings-hiking trails, waterfalls, and mountain-biking paths-make Greyton a prime destination for adventure seekers as well as those just looking to kick back and relax."

"One of our standout properties in Greyton is Champagne-on-Oak at the foot of the Rivier-Sonder-End Mountains. This home is typical of those that are most in demand and combines modern architecture with rural charm."

She says it was discovered during an open-gardens festival, and the current owners-seasoned developers-transformed the riverfront property into a masterpiece. "The home has eight en-suite bedrooms, black granite and screed floors, and steel-and-glass structures designed by award-winning architects.

Other standout features include large gardens with views of the nearby river, elegant interiors, and a kitchen that's ideal for entertaining. There's also a pool with mountain views, a stone-clad library, and a spacious entertainment room with frameless stacking doors. In addition to the main dwelling, there are also five en-suite luxury guest cottages."

Says Greeff: "Greyton's unique appeal is protected by the Greyton Aesthetics Committee, which ensures that new developments respect the village's historic character. This careful preservation of the town-established in 1854-enhances its allure, attracting informed investors and boosting local tourism. Luxury living and countryside tranquility can coexist well and mark a new era of country living."
