When is the best time to sell your property?
Given the various different factors at play across the Western Seaboard's property market, there really is no ideal time to sell, however, there are many different elements that might push you to sell at certain times of the year. Unfortunately, we can't control everything that happens in life, but we can certainly make informed decisions before putting a house on the market.
As the season's change, weather patterns and temperatures affect our behaviors and in turn, affect the real estate market. In fact, each of us is directly and indirectly impacted by the different weather elements that occur every day throughout the year; in other words, we are influenced by the personal feelings that the seasons bring to us. This is why it is important to understand the different psychological behaviors that reappear each year.

Over the years, we have found that the Parklands area's market attractiveness in terms of the best conditions for sellers to achieve top prices doesn't necessarily get impacted by the seasons as much as conventional wisdom might have one believe. Although it may be true that there are more buyers looking in warmer months, there are also generally far more properties on the market that any given seller would need to compete against. In winter, there are perhaps fewer purchasers in the market, however, the purchasers that are active during colder months tend to be quite serious and are not just "tyre kickers". Furthermore, there are fewer properties on the market to compete within colder months, making for a solid argument that autumn and winter are the best times to sell. Indeed, we have experienced some of our biggest months on record between May and July!
